Utilities: The facility will be served by municipal sewer and water facilities. There is a <br />~0 [bot drainage and utility easement around the perimeter of the site. <br /> <br />Setbacks: The E-l Employment District requires front, side, and rear building setbacks <br />of' 35 feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from <br />the street right-of-way. The proposed building of 41,472 square feet meets all required <br />setbacks. The parking lot also meets required setbacks. However, the future expansion <br />proposed on the site plan fails to meet required setbacks, and must be addressed before <br />the submittal of site plan fbr this expansion. <br /> <br />Architectural Standards: Within the E-1 Employment District, exterior wall finishes on <br />buildings must be made of brick, stucco, glass, wood, stone, or pre-cast whose surfaces <br />have decorative material or texture. The Proposed structure pro¥ides a variety of <br />materials, including textured pre-cast and rock face block. The front of the building <br />f~cing Bunker Lake Boulevard inte~ates a variety of colors, materials, and textures to <br />produce a design that is similar to other buildings in the area. <br /> <br />Waste Storage: The proposed building conforms to City Code requirements to provide <br />an enclosed trash receptacle, which is indicated On the east side of the building. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every <br />[,000 square feet of manufacturing space and one parking space for every 300 square feet <br />o~' office space within a development.. The proposed site plan indicates the need for 36 <br />stalls fi>r the manufacturing portion of the building and 17 stalls for the office portion of <br />the }mi[ding ~br a tot2)l off 53 stalls. The site plan shows all required parking spaces. <br /> / <br /> <br />Off-Street Parking ~ Design: The site plan indicates that the park/rig area will be <br />blacktop with concrete curbs and gutters with two landscaped islands within the parking <br />lot. One tree for every ten spaces of parking is required to be planted within parking lots. <br />Additionally, parking lot planting areas must have sod, mulch, or other, natural ground <br />cover. The proposed site plan includes 6 snowdriR crab trees shading the parking area <br />and all are planted in a red mulch bed. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public street. The submitted lighting plan conforms to City Code if the <br />bulbs in the exterior light posts are not visible from surrounding properties. <br /> <br />Landscaping: The landscaping requirements for this site yield 41 required trees and 138 <br />required shrubs. At least 25% of the trees must be deciduous, and at least 25% must be <br />toni I"erous. <br /> <br />At [cast ~bur (4) of the Black Hills Spruce trees should be moved to the western side of <br />the property -to satisfy the public road frontage planting requirements. <br />Veri~'}/that each of the trees within the parking lot island(s).has at least 162 square feet of <br />planting area. <br /> <br />4O <br /> <br /> <br />
