American Linden has a somewhat low tolerance to deicing salt spray. <br />alternative species, such as White' Oak, Black Walnut, Regal Elm, <br />Hackberry, for. planting along Bunker Lake Blvd. <br /> <br />Consider an <br />or Common <br /> <br />At least one (1) additional shrub species should be incorporated into the plan to reduce <br />the overall number of blue chip junipers. If used in the parking lot islands, Black <br />Chokeberry would be a suggested plant. <br /> <br />Seeding the area south of the building, instead of installing sod, will require City Council <br />approval. <br /> <br />The one.(1) ash tree that will be removed to gain access to this site must be replaced <br />somewhere along Sunwood Dr. The location for the replacement tree shall be approved <br />prior to their installation. Replacement of existing street trees, which are damaged or <br />killed due to construction activities, will be required. <br /> <br />All landscaping requires an Underground irrigation system. Irrigation metering and <br />backflow devices shall be approved as part of the Utility Plan, and installed accordingly. <br />Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br /> <br />A revised landscaping plan must be submitted that addresses the above stated <br />concerns, <br /> <br />Tree Preservation: ~his site is devoid of any significant tree cover and therefore, no tree <br />preservation plan is necessary. <br /> <br />Drainage and Grading: Generally the site drains to the north. The portion that drains to <br />the north, then easterly will be treated prior to entrance to the wetland. The portion that <br />'drains to the north needs to be treated before entering the. wetland. Depending on the <br />individual site plans, there' may 12e additional on-site ponding required. · Provide more shots on top of curb <br /> · Provide existing elevation of building to west <br /> · Pro~,ide more detail for drainage across future 'parking area <br /> · Maintain drainage along the west side of the bike <br /> ° Replace catch basin details with approved City of Ramsey details <br /> · A Watershed Management Organization permit is required <br /> <br />Loading Docks: City Code requires one loading dock for the first 10,000 square feet of <br />floor space and one loading dock for every additional 25,000 square feet of floor space. <br />The proposed building will require at least two docks, and three are outlined in the site <br />plan. <br /> <br />~0 <br /> <br /> <br />
