Voting No: None. <br /> <br />Case #5: <br /> <br />Request for Site Plan Review of Wildlife Research Center, Inc; Case of <br />Wildlife Research Center, Inc. & RJ Ryan Construction, Inc. <br /> <br />Community Development Director Trudgeon explained Wildlife Research Center has applied for <br />site plan review for the development of a 40,000 square foot office/warehouse facility in the <br />Sunfish Lake Business Third Addition. Wildlife Research Center manufactures a multiple <br />variety of hunting scents. The site plan is proposing to construct a 40,000 square foot <br />office/warehouse facility on Lot 1, Block 1 of Sunfish Lake Business Park Third Addition. The <br />subject property is 2.81 acres in size and is zoned E-1 Employment; the proposed building is a <br />permitted use in this district. The site plan complies with the front yard, rear yard, and side yard <br />setbacks established in the E-1 Employment District. Lot coverage has been calculated at <br />32.7%, which is under the 45% maximum lot coverage restriction established in City Code. <br /> <br />Mr. Trudgeon indicated the site plan is proposing sufficient parking stalls. The proposed smooth <br />pre-cast panel material on the exterior walls is permitted in the E-1 Employment District. The <br />Grading and Drainage Plan is generally acceptable with the revisions outlined in the City Staff <br />Review Letter. The Landscaping Plan is generally acceptable in accordance with the City Staff <br />Review Letter. He advised the Planning Commission reviewed the site plan and recommended <br />the City Council approve the proposed site plan contingent upon the City Staff Review Letter <br />dated August 2, 2005. <br /> <br />Motion by Councilmember Jeffrey, seconded by Councilmember Elvig, to approve the site plan <br />for Wildlife Research Center upon the compliance with City Staff Review Letter dated August 2, <br />2005. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case#6: Request for Site Plan Review of Sunfish Gateway; Case of Sharp & <br /> Associates <br /> <br />Community Development Director Trudgeon stated Sharp & Associates, LLC has applied for the <br />site plan review for the development of an 8,415 square foot office/warehouse facility in the <br />Sunfish Gateway Business Park at 6431 140th Court. The subject property is zoned E-1 <br />Employment and the proposed facility is a permitted use in this district. The subject property is <br />39,356 square feet in size, which is less than the 1-acre minimum lot size. The initial lot size <br />was 1.3 acres during the Preliminary Plat Review of Sunfish Gateway at the June 5, 2002 <br />Planning Commission meeting. The plat was approved by the City Council on June 25, 2002, <br />contingent upon easement rights being granted to the City to make the private street a public <br />street. The road easement borders the subject property on the south and west side and decreased <br />the lot size below 1-acre. He advised the site plan is exceeding all setbacks, except the side yard. <br />The proposed addition has a building setback encroachment of 11 feet on the north side. The <br />developer filed a variance for this setback encroachment and it was approved by the Board of <br /> <br />City Council / August 23, 2005 <br /> Page 9 of 28 <br /> <br /> <br />
