Dir./HRA Executive Director Sylvia Frolik <br /> <br />Backgr o u a ti: <br /> <br />In 2002, the City Council approved a preliminary plat and site plan for Sunflower Ridge. At that <br />time, thc plat consisted of 18.6 acres proposed to be developed in 2 phases with a total of 126 <br />row style townhomes. The final plat for the first phase consisted of 46 row style townhomes. <br /> <br />Orrin. Thompson Homes has applied for final plat approval of Sunflower Ridge 2nd Addition. <br />The property is located on the north side of Alpine Drive N.W., west of T.H. #47. Sunflower <br />Ridge 2"0 Addition consists of 80 townhomes. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />d) <br /> <br />Site location map <br />Proposed final plat and plans <br />City Staff' Review Letter dated September 9, 2005 <br />Proposed Development Agreement <br />Proposed Development Permit <br />Proposed resolution for final plat approval <br /> <br />Obscrw~tions: <br /> <br />In 2005, Orrin Thompson Homes applied for a revised preliminary plat for the second phase of <br />Stmllowcr Ridge that would provide a mix of product type: 36 row style toWnhomes and 44 <br />back-to-back townhomes. The change in product styles to include some back-to-back units will <br />not increase the number of units that was originally proposed for the 2nd phase of Sunflower <br />Ridge. The Planning Commission conducted a public hearing on August 8, 2005 regarding the <br />re¥isions. On August 23, 2005, the City Council approved a revised preliminary plat for the <br />second phase of Sunflower Ridge. The Council also approved the revised site plan on August <br />23, 2O05. <br /> <br />In accordance with the 2002 version, the 2005 revised preliminary plat, and City Code, the <br />second phase of Sunflower Ridge will be served by two public streets: Iodine, which currently <br />exists, and 154th Avenue N.W. All row houses will have access to public streets. All of the <br />back-to-back units will have access to private streets. All of the private streets comply with City <br />Code standards. <br /> <br />'['he Grading and Drainage Plan and Utility Plan are generally acceptable; the final plans must <br />comply with comments in the City Staff Review Letter, <br /> <br />'l'he linal plans include a sidewalk along the east side of Iodine and along the north side of 154th <br />Avenue N.W. The 2002 recommendation of the Park Commission was for a cash payment to <br />satisl'y park dedication requirements. That recommendation was reconfirmed on August 11, <br />2O05. <br /> <br /> <br />
