The submittal consists of Final Plat (Sheet), Cover <br />Sheet (C l), Sanitary Sewer, & Watermain Construction/Prive Drives 4 & 5/154th Avenue N.W. <br />(C2) 9/8/05, Sanitary Sewer & Watermain Construction/Prix(ate Drives 1, 2 & 7 (C3) 9/8/05, <br />~;tonn Sewer & Street Construction/Private Drives 4 & 5/154th Avenue N.W. (C4) 9/8/05, Storm <br />5ewer & Street Construction/Private Drives 1, 2 & 7 (C5) 9/8/05, Final Grading (Gl) 9/8/05, <br />l)etail Sheet (D1) 9/8/05, Storm Water Pollution Prevention Plan (Fl and F2) 9/8/05 and <br />,~/l 5/05, l,andscape Plan/Tree Preservation Plan (L1) 9/8/05; all prepared by Passe Engineering. <br />We ~)lTcr the ~bllowing comments: <br /> !/ <br /> <br />General: This second phase of Sunflower Ridge will contain 36 row houses and 44 <br />back-to-back homes. The net result is a total of 126 units on the entirety of Sunflower <br />Ridge. This complies with the preliminary plat of 2002 and the revised preliminary plat <br />approved on August 23, 2005. <br /> <br />Zoning: The property is currently zoned R-2 Medium Density Residential which allows <br />up to 7 units per acre. <br /> <br />Density: The entirety of Sunflower Ridge is 18.6 acres and the adjusted number of units <br />to 126 overall results in a gross density of 6.8 units per acre. The net density, exclusive <br />or' the .5 acres of wetland is 7 units per acre. The density complies with City Code. <br /> <br />Public and Private Streets: In accordance with the preliminary plat and City Code, the <br />second phase of Sunflower Ridge will be served by at least one main public street. Iodine <br />Street, the main north/south public street currently exists. The development of Sunflower <br />Ridge 2''~ Addition will also include the easterly extension of 154th Avenue N.W. to <br />connect with 154th in Evergreen Point to the east. All of the row houses will have direct <br />access to the public streets. The plat utilizes some common driveway accesses to achieve <br />thc goal of minimizing the number of accesses onto the public streets. <br /> <br /> <br />
