CITY OF RAMSEY DEVELOPMENT PERMIT SUNFLOWER RIDGE SECOND ADDITION ()n Scptcmber 13, 2005, Site Plan approval was granted by the City of Ramsey ("City) to US t lomc (iorporation ("Permittee") to develop eighty-six (86) townhome units ("Structures") on the property which is legally described as follows: Part of the East Half of the Southeast Quarter of the Northeast Quarter, Section 23, Township 32, Range 25, Anoka County, Minnesota. the ("Site"). 'l'his approval is issued pursuant to {}9.03.0'8 of the City Codel The conditions of this approval are as IUllows: I. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on thc Silo as shown on the Site Plan prepared by Passe Engineering, Inc., dated August 15, 2005. 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: Installation of bituminous driveways, driveway collectors, parking nodes and maneuvering areas. b. hmtallation of continuous, surmountable concrete curbing and gutter around the perimeter of all bituminous surfaces, except residential driveways and trails.' c. Establis. hment of turf in areas disturbed during construction and in accordance with the Site Plan. d. I,andscaping in accordance with the Landscape and Tree Preservation Plan prepared by Passe Engineering, Inc., dated August 15, 2005. c. h-rigation metering and backflow devices shall be approved as part of the Utility Plan, and installed accordingly.
