She indicated that the property is 3.5 acres in size <br />and is surrounded b'y,,,~creage lots that are serviced by on-site septic and well systems as well as <br />pt-opertics that are servb4xbxy City sewer and water. <br /> <br />Associatc Pltmncr Wald explXi~ed that all the proposed lots appear to meet urban single-family <br />standards l'br lot width, size, on a public road. She stated it is anticipated that the <br />outlot being created on 151st will be developed with City services at some point in the <br />['uturc. She indicated there is a wetland on the proposed plat that will need to be <br />delineated and encumbered with drain and utility easements on the preliminary and final <br />plats. She noted the plat is showing access lng gained from 148th Lane, which is an existing <br />public street.
