Motion by Chairperson Nixt, seconded by Commissioner Watson to recommend the City Council <br />a&)pt Findings of Fact relating to George and Frances Cowles' request for a conditional use <br />permit to build an accessory structure for the legal, non-conforming residence on the property at <br />9537 I {ighway 10, favOrable to the applicant. <br /> <br />Motion cm'ried. She stated that as submitted, the proposed sketch plan has a <br />gr{)ss density of' approximately 1 unit per acre. She indicated that the proposed lots do not meet <br />l.~,- 1 Residential standards for area and width. She stated the applicant has indicated his intention <br />to apply for rezoning to Planned Unit Development, which if approved would permit these <br />de viations. <br /> <br />Associate Planner Geisler stated that grading and drainage plans will be reviewed at the <br />prcliminm7 plat stage. She indicated that a Tree Preservation Plan and Traffic Generation <br />Analysis will also be required at the time of preliminary plat review and approval. She stated the <br />.sketch plan proposes to provide public access via the existing City Hall access off' of Alpine <br />Drive.
