An additional 5- <br /> way <br /> appears <br /> )t drainage and utility easement will likely be required for ~ture reconstruction purposes. <br /> <br /> It appears that there are minor deficiencies for the Case I Intersection Sight Distance Requirements in' <br /> the northwest quadrant of CSAH 116 and Sunwood Drive. Trees and brush cause these sight distance <br /> deficiencies, and they are located outside of the counW right of way and outside of the boundaries of <br /> this plat. Consequently, unless the CiW of developer is able to work with the adjacent prope~ owner <br /> to eliminate the obstructions, it appears that these deficiencies would be considered non-co~ectable. <br /> Plense note that no plantings or signs will be pertained within the count' right of way. Care must be <br /> exercised when locating signs/buildings/struc~res/plantings/berms/etc, outside the county right of <br /> way, so as not to create any new sight obstructions for this site. <br /> <br /> As proposed, this site will have access via Sunwood Drive and no direct access to CSAH 116, which is <br /> acceptable to this department. The right of access along-CSAH 116 is to be dedicated to Anoka <br /> County in conjunction with this development, and any existing driveways or field entrances within the <br /> boundaries of this site shalI be removed and the ditch section restored to match existing depth, slope, <br /> and grades. <br />~ intersection of CSAH 116 and Sunwood Drive generates operational complaints and safety <br /> c(mccrns fi'om the general public. This development will likely cause an increase in the number of <br /> tt, rning maneuvers at the intersection, which may result in safety/operational impacts.
