The proposed building will be located in the southeast comer of the
property, and conforms to all setbacks in the R-1 zoning district. The subject property is
al'>proximatcly one acre in size and is zoned B-2 Business District. The proposal seeks to expand
a legal, noncon£orming use by constructing a garage as an accessory use to a private residence
located on thc property. The residence was established as a legal, nonconforming use by the City
of Ramscy in 1991. Because of this designation, the property requires a conditional use permit
to allow an accessory structure to be constructed. He explained the applicant seeks to construct a
24x32 l'oot, detached garage on the northwest comer of the property that conforms to all
setbacks. Thc proposed building will be constructed with eight foot sidewalls and three thermal
pm~cd windows. The siding is proposed to match the color and materials of the recently updated
house. The garage will be primarily used for vehicle and personal storage. He advised the
Planning Commission recommends granting the request for the conditional use permit.

Cotmci hncmbcr glvig inquired if this structure will be utilized for business use.

City Council / September 27, 2005
