Absent: CouncilmemberJeffrey. <br /> <br />Case#10: Request for Site Plan Review of Harber Industries; Case of Harber <br /> Industries <br /> <br />Community Development Director Trudgeon explained Harber Industries has submitted a site <br />plan l~or the development of a manufacturing facility on the property located at 6690 Sunwood <br />Driv< on the corner of Bunker Lake Boulevard and Sunwood Drive. Harber Industries is <br />proposing to construct a 41,472 square foot manufacturing facility at 6690 Sunwood Drive <br />wilhin thc Sunfish Lake Business Park Addition, Lot 2 Block 1. The property is zoned E-1 <br />F, mploymcnt District. Manufacturing is a permitted use in this district. He advised the proposed <br />bttilding has total lot coverage of 24% and conforms to all required setbacks. The future addition <br />,~1 ~own on thc site plan will require a separate review process, and will need to be revised prior to <br />st~bmittal because the future addition does not meet rear yard setbacks. <br /> <br />Comn]unity Development Director Trudgeon indicated the building materials are satisfactory <br />and consist of a variety of materials and textures such as rock, block face, and pre-cast panels. <br />Thc proposed building will look similar to other nearby industrial buildings. The applicant has <br />submitted a revised landscaping plan and revised grading and drainage plan, which are generally <br />acceptable to staff; with a few minor revisions, as outlined in the staff review letter. He advised <br />z~ll park dedication, stormwater management, and water and sewer trunk fees will be paid <br />through thc Tax Increment Financing agreement established between the owner of the property <br />a~d lhc City of Ramsey.
