During that amendment process, the Rural Developing Bulk
Standards erroneously reverted back to the old standards with regard to lot size, lot width, and
setbacks. Staff has drafted an ordinance that will correct the lot size, lot width, and setbacks for
the R-1 Rural Developing bulk standards. Staff also noticed that when the R-1 Rural Developing
bulk staudards were amended to require lot clustering, the maximum number of driveways was
reduced Ii'om two to one per street frontage. This is logical for all lots created under the new
standards, which would be similar in size to urban lots. However, most of the existing properties
in thc Rural Developing district are at least an acre in size and thus, staff has also revised the
bulk standards to specify that clustered lots are limited to one driveway per street frontage but
that all existing (non-clustered) lots are limited to two driveways.
