Re-zonng in <br /> this area is likely to cause environmental hardships to the neighboring residents. I suspect <br /> even beyond. <br /> My first concern is that this plan indicates a large amount of impervious surfaces. Once the <br /> lot is covered it will create a large amount of runoff that will need to be dealt with. Since the <br /> site is small and unlikely to accommodate a stormwater retention area that water will either <br /> flood adjoining neighboring properties and roads. Flooding and ground saturation are <br /> seasonal nuisance problems now but likely to worsen as the area is covered by buildings. <br /> All or nearly all the residential properties adjoining this construction are serviced by Well <br /> and Septic, we are concerned for possible contamination of our soils and waters. These wells <br /> are fairly shallow and could become contaminated should flooding occur by organic matter, <br /> salt, pesticides and herbicide and vehicle fluids like gas or oil. The number of cars parking on <br /> the requested land will be greater than likely a housing development as the property is zoned <br /> now. Also different is that the runoff from one big development is likely to collect in one <br /> area. This is also true for housing that is on a well and septic are generally less likely to spray <br /> chemicals on whatever green area they have left. <br /> I am also asking you to consider the noise and light pollution that the neighborhood would <br /> experience should the stadium and field be developed. It is unlikely that any mitigating <br /> factors can be implemented to control the noise and light from a stadium. Also at issue would <br /> be the surface pollution, natural grass would require large amounts of spraying to be kept up, <br /> artificial turf may break down contaminating soils. <br /> There is insufficient reason to believe that this development can be built and safeguard the <br /> environment as well. There is no amount of design changes that can make this reasonable. <br /> We zone for this very reason so we have some natural areas to act as filters for our pollution. <br /> Once this project gets moved forward even for study we are no longer being proactive on our <br /> environment we are being reactive to a problem.
