(?hairperson Nixt noted they have approved these in the past. He asked if they were achieving <br />any acslhetics that the Planning Commission desires by approving more storage space, such as <br />getting rid of outdoor storage items. <br /> <br />Assistant Comlnunity Development Director Frolik stated she does not believe so, but the new <br />building will look better than the current pole building and shed. <br /> <br />Mr. Schmidt agreed that everything is currently stored inside, but he is upgrading from an ugly <br />metal shed. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Levine, to recommend that the <br />( Sty Council adopt findings of fact favorable to the applicant relating to Keith Schmidt's request <br />lbr a conditional use permit for an oversized accessory building. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Levine, Shepherd, and <br />V~n Scoy. Voting No: None. Absent: Commissioners Brauer and Watson. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to recommend that <br />City Council approve Keith Schmidt's request for an oversized accessory building based on the <br />findings of l~nct, and adopt a resolution declaring terms of same. <br /> <br />Motion carried. Absent: Commissioners Brauer and Watson. <br /> <br />Case//6 <br /> <br />Rcqucst for Site Plan Review of Wildlife Research Center, Inc; Case of <br />Wildlife Research Center, Inc. and RJ Ryan Construction <br /> <br />Associatc l~lanner Geisler stated that Wildlife Research Center has applied for site plan review <br />lbr the development of a 40,000 square foot office/warehouse facility in the Sunfish Lake <br />Business Park Third Addition. She indicated that the subject property is 3.6 acres in size and is <br />zoned E-1 I~;mployment, and the proposed building is a permitted use in this district. <br /> <br />Associate l~lanner Geisler advised that lot coverage has been calculated at 32%, which is under <br />the 45% maximum lot coverage restriction established in City Code. She stated that the site will <br />derive access ii'om Azurite Street. She explained that the proposed smooth pre-cast panel <br />material ~m thc cxterior walls is permitted in the E-1 Employment District, and noted that the <br />grading and drainage plan, and the landscaping plan are all generally acceptable in accordance <br />with thc revisions outlined in the City Staff Review Letter. <br /> <br />Associate ?lanncr Geisler indicated that Staff is recommending approval. <br /> <br />Assistant Colmnunity Development Director Frolik noted that the applicant could not attend, but <br />Staff did not anticipate any issues. <br /> <br />Planning Commission/August 8, 2005 <br /> Page 17 of 26 <br /> <br /> <br />
