She stated that the subject property is zoned E-1 <br />}Snploymcnt and the proposed facility is a permitted use in this district. <br /> <br />Associate Planner Geisler stated that the site plan is exceeding all setbacks, except the side yard. <br />She noted that the proposed addition has a building setback encroachment of 11 feet on the north <br />side. She indicatcd the developer has filed a variance for this setback encroachment, which the <br />Ikmrd of Adjustment just approved. She explained that lot coverage has been calculated at <br />20.7%, which is tinder the 45% maximum lot coverage restriction established in City Code. She <br />stated that thc site plan is subject to a total of 18 parking stalls and the site plan is providing for a <br />total of 27 parking stalls. <br /> <br />Associate I>lanner Geisler indicated that the proposed rock face concrete block on the exterior <br />walls is permitted in the E-1 Employment District.
