Assistant Colnmunity Development Director Frolik indicated there is no change here from what <br />was approved in 2002. <br /> <br />Cily l.;ngincer Jankowski added the sanitary sewer is in that area, also. <br /> <br />(ihairpcrson Nixt stated he will recommend that Staff work with Ms. Cardinal subject to the <br />existing infi'astructure, and with the understanding that this portion of the plat is already <br />approved. <br /> <br />Ms. Cardinal stated she would also request that Units 45-50 move south, as there is another <br />grove of lrees on that north property line also. <br /> <br />Assistant Com~nunity Development Director Frolik stated that Staff has a tree inventory that <br />cai [s out all of the trees. She suggested that Ms. Cardinal come in and talk with Chris Anderson, <br />thc City's 'Free Preservation specialist. <br /> <br />John Iq'its, Krypton NW, stated he is most concerned that this was approved for 46 units first. <br /> <br />Assistant Cotnmunity Development Director Frolik corrected him, noting it was 46 units in the <br />Ih'st phase. She stated the change is a change to unit style, which were proposed as row houses <br />and are now being proposed as back-to-back units. She indicated the applicant is only getting <br />one more unit as a result of this change from what was previously approved. <br /> <br />Mr. l:ries stated that this is a new neighborhood, so they are just getting organized, but in a short <br />amount o1' time he accumulated 52 signatures against townhomes. He indicated that knowing <br />theft it probably is not likely they can stop the townhomes, he would ask that the developer <br />recon[Sgurc the site and provide a park and a buffer between the single-family homes and the <br />town homes. He stated that they have been told that Alpine Park is their park, but that is over a <br />mile away. Ite indicated he would like to see somewhere close by where the kids can play. He <br />asked that the Planning Commission postpone a decision until the neighborhood can organize, <br />st,~ting ~ lot of thc neighbors are new to Ramsey. <br /> <br />Chairperson Nixt explained that this is a change to an approved preliminary plat. He stated that <br />thc applicant went through public hearings and the entire process in 2002, and if the applicant so <br />chooses hc could pull this application and build it the way it was approved in 2002. <br /> <br />Mt'. Fries asked iff there is any responsibility for the developer to disclose their plans, because no <br />one in thc area knew about this. <br /> <br />(ihairpcrson Nixt stated it is part of the public record. <br /> <br />C< mqtnissioncr Johnson asked Staff if there was any park potential around the area. <br /> <br />Assistant Community Development Director Frolik stated that she thinks that at the time the Park <br />Commission felt that Alpine Park was close enough, and they took the money from this <br /> <br />Planning Commission/August 8, 2005 <br /> Page 21 of 26 <br /> <br /> <br />
