south of tlighway 10. She stated the site plan proposes a 34,727 square-foot retail furniture store <br />on a 2.74-acre lot, to be created as a part of Rivenwick Village 2n° Addition. She indicated that <br />lot coverage for the site plan has been calculated at 29%, which is under the 35% lot coverage <br />allowed by City Code. <br /> <br />Associate Planner Geisler stated the building elevation plan indicates that materials will consist <br />of concrete block, which complies with City Code. She indicated Staff has some concerns about <br />thc krug, unbroken faqade proposed for the Riverdale Drive frontage, and is seeking input from <br />the I~lanning Com~nission on this point. <br /> <br />Associate Planner Geisler stated that a landscaping plan has been submitted and is generally <br />acceptable with some minor revisions, as outlined in the City Staff Review Letter. She indicated <br />that City Code requires I parking space for each 250 square feet of floor space for retail <br />buildings over 20,000 square feet. She stated the proposed 34,727 square-foot building requires <br />139 parking spaces, and the site plan is showing 83 parking spaces, plus 56 proof of parking <br />spaces, l'or a total of 139 parking stalls. <br /> <br />Associalc Planner Geisler indicated that Staff is recommending that the utility lines for both this <br />site plan and the Ramsey Office Condominium proposal to the west be relocated to the common <br />property line, and placed within a drainage and utility easement. <br /> <br />Associate Planner Geisler indicated that the submitted grading and drainage plans will require <br />some revision to ensure they comply with the overall grading and drainage plan that was <br />approved with the original Rivenwick Village subdivision. <br /> <br />Chairperson Nixt asked if the applicant has reviewed the Staff Review Letter. <br /> <br />The applicant indicated he has, and has no comments. <br /> <br />Chairperson Nixt noted that Staff has addressed the desire to dress up the east elevation to make <br />it more appealing to Riverdale Drive. <br /> <br />The applicant stated there are many options they could pursue to do this. <br /> <br />Associate Planner Geisler stated that ideally it would include some windows. <br /> <br />Chairperson Nixt asked how they could screen the building from the townhome development <br />across 138~' Avenue. <br /> <br />'l'hc applicant indicated there is a six-foot screen wall, and also extensive greenery proposed. He <br />stated they could increase it if that is the direction the Planning Commission wants to go. <br /> <br />Chairperson Nixt stated he wants to screen the loading dock from the street.
