She added that the proposed site plan meets all setback <br />requirements. <br /> <br />Associalc Planner Geisler explained that City Code requires one parking space for each 300 <br />square fcct o£ floor space for office buildings. She stated that Staff is recommending that the <br />utility lines for both this site plan and the Slumberland proposal to the east be relocated to the <br />common property line, and placed within a drainage and utility easement. <br /> <br />Associate Planner Geisler stated that the submitted grading and drainage plans will require some <br />revision to ensure they comply with the overall grading and drainage plan that was approved <br />with thc original Rivenwick Village subdivision. She indicated that Staff is recommending that a <br />revised plan be prepared prior to bringing the site plan to the City Council for consideration. <br /> <br />Associate f'lanner Geisler advised that Staff is recommending approval of the site plan, <br />contingent on receipt of a revised grading and drainage plan that addresses the items listed in the <br />(5ty Staff review letter. <br /> <br />Commissioner Van Scoy stated that it looks like the two entrances are very close, and there will <br />bc senti-truck traffic as well as a fair amount of residential traffic. He questioned if this is the <br />best way to get traffic in and out. <br /> <br />City l.;ngineer Jankowski stated there is a little more than 100 feet between the two entrances. <br />lie indicated these are not public streets, so there will be less traffic than a public street. He <br />stated hc drinks the 100 foot separation is okay, but maybe combined access would be better. <br /> <br />Commissioner Van Scoy clarified that Staffdoes not feel this poses a significant safety issue. <br /> <br />City I,',ngincer Jankowski stated it does not. <br /> <br />Ctmmfissioner Van Scoy asked if the proof of parking would only be utilized if necessary. <br /> <br />Associate Phmncr Geisler stated that is correct, indicating they are not proposing parking there <br />now; it would be landscaped green space. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson to recommend that the City <br />Council approve the proposed site plan contingent upon compliance with the City Staff review <br />letter dated August 3, 2005. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Levine, Shepherd, and <br />Van Scoy. Voting No: None.
