Motion by Commissioner Johnson, seconded by Chairperson Nixt to recommend that City <br />Council grant revised preliminary plat and site plan approval to Sunflower Ridge 2nd Addition, <br />with direction for Staffto work with the applicant to reconfigure Bloc 1, Units 1-5 and Block 3, <br />Units 45-50 out of the tree preservation area to mitigate loss of trees to the best of their ability. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Levine, Shepherd, and <br />Van Scoy. Voting No: None. Absent: Commissioners Brauer and Watson. <br /> <br />Case #9 <br /> <br />Request for Sketch Plan Review of Rivenwick Village 2"a; Case of Amcon <br />Construction <br /> <br />Associate Planner Geisler advised that the City has received a sketch plan application from <br />Amcon Construction to subdivide Outlot B of Rivenwick Village 2nd Addition. She indicated <br />that thc subject property is located south of Highway 10 and northwest of Riverdale Drive. <br /> <br />Associate Planner Geisler indicated that the sketch plan is proposing to subdivide the subject <br />property into two buildable lots. She stated that the subject property is currently zoned Mixed- <br />Usc PUl). She indicated that as allowed by this zoning district, B-2 Business District standards <br />will be used to evaluate the sketch plan. She stated that the newly created lots exceed the ½-acre <br />minimum lot size, 100-foot lot width, and 150-foot lot depth requirements. She added that <br />drainage and utility easements are provided around the perimeter of the plat, but will also need to <br />be provided along the common lot line between the two new lots. <br /> <br />Associate Planner Geisler stated that access will be derived for both lots from 139th Lane NW, <br />adding lhat Staff has submitted the plat to Mn/Dot for review and comment. <br /> <br />Chairperson Nixt asked if it complies with Code in all respects, which Associate Planner Geisler <br />indicated it does. <br /> <br />Chairperson Nixt asked if the applicant has seen the Staff Review Letter. <br /> <br />The applicant indicated he has seen it, and has no issues with it. He reviewed the proposed <br />buildi~g m~d materials. <br /> <br />Chairperson Nixt stated he is in favor of this, and thinks it is fine. <br /> <br />Case #10 <br /> <br />Request for Site Plan Review of Ramscy Office Condominiums; Case of <br />Amcon Construction, Inc. <br /> <br />Associate Planner Geisler advised that Amcon Construction has applied for site plan review to <br />construct two multi-tenant office buildings on the property located on Riverdale Drive and 139th <br />l,anc. She indicated that the site plan proposes two 6,000 square-foot office buildings on a 1.25- <br />acre lot, to be created as a part of Rivenwick Village 2nd Addition. She stated the site is currently <br />zoned Mixed-Use PUD. She indicated that as permitted by the MU-PUD District, B-2 Business <br />District standards will be used to evaluate the site plan proposal.
