I am asking you to take into consideration the following: Harm to the local watershed. Noise and light pollution traffic safety and road improvements that will be the responsibility of the taxpayers even if the inital assessment get paid by the developer. This is rural residential not high density residential. I would also like to point out that the applicant and developer state that they will figure it out later and they have done this before. The representative for JB Vang at the planning meeting promised to give a list of projects just like this to be looked at to show they have the skills to complete this and not damage the community. The two projects mentions Spero Academy and Level Up Academy both much smaller elementary only schools were located and access only main roads Humbolt Avenue and County Road E East, much like our schools in ramsey that abut County Highway 5. None of these schools have a stadium and all of them have large buffer zones beyond the 35 to 40 feet suggested here.
