Project Description <br /> <br />This document presents the traffic analysis for the proposed residential m~d commercial <br />developments for the Pulte Homes properties in Ramsey, Minnesota, These properties <br />are located north of US TH 10/169, south of Alpine Drive NW, ~vest of Armstrong <br />Boulevmzt (CSAH 83), and east of Puma Street NW as shown in Figure l. The. planned <br />development as of April 2005 includes 87'l housing units consisting of 87 small-lot <br />single4hmily homes, 82 Club Homes, 256 Court Homes; 266 Village Rows, and 180 <br />Apartments. In addition to the residential developments, 8.4 acres has been set aside as <br />commercial development with retail and off-ice space and 19.4 acres has been set aside as <br />an addition to the Ramsey Town Center that is currently under construction. A <br />preliminary site plan for each development is included in Appendix A. <br /> <br />Traf.fic operations were analyzed at five intersections around the development site. These <br />include the intersections of': <br /> <br />1. TH 10/169 ar Alpine Drive NW <br />2. Alpine Drive NW at Nutria Street · <br /> Alpin¢ Drive NW at Armstrong Blvd. (CSAH 83) <br />4. Armstrong Blvd. (CSAH 83) at Industry Avenue <br />5, Tlt 10/169 at Armstrong Blvd. (CSAH 83) <br /> <br />in addidon~ operations were analyzed For proposed road connections that will be in-place <br />sometime after 2007. Specifically this option includes a grade-separated crossing over <br />TH 10 coimecting tip with a realigned ,Brmstrong Blvd., west of its current location. <br />With the new connections, operations were analyzed at d~e intersections or": <br /> <br /> 1, TH 10/169 at Alpine Drive N%' <br />2. TH [0/169 at R:e-Aligned Armstrong Blvd. (CSAH 83') Single-Poh~t <br /> intersection <br /> <br />The first purpose of this investigation was to analyze how well the existing roadways, <br />lane layout, and traffic control handle the current traffic load as welt as proposed <br />development traffic in the near allure, <br /> <br />The second purpose oF this investigation was to look at the road alignment changes with <br />the proposed interchanges on TH t 0/169 fbr the furore years of 2017 and 2030, both of <br />which include a proposed interclmnge of A. rmstrong Blvd, over TH i0.
