Tlxe analysis was completed in early May 2005. lin mid-May 2005, the ntm~ber of <br />residential units was updated. This change eliminates the apartments and slighdy <br />changes the total of the other residential units to 686. This modification does change the <br />trip generation of' the site (AM: 105 trips, PM: 120 trips) but does not affect the <br />crmclusions of this report. <br /> <br />Existing Conditions <br /> <br />The PuRe Homes Development is located along TH 10/169 and is surrounded by various <br />streets within the City of Ramsey's travel network as shown in the Location Map on <br />Figure I. TH 10/169 is the major thoroughfare J~'or the region to the Twin Cities Metro <br />Area. This highway is a four-lane divided expressway through Ramsey amd is classified <br />as a Principal Arterial A,'mstrongBoulevard NW (CSAH 83) is the major north/south <br />access mad to and from the site and is classified as a Collector roadway. Alpine Drive <br />N'vV and Industry Boulevard NW (CR I. 16) are B-Minor Arterials and run east/west <br />through the site. Nntria Street NW is a residential access road. All roadway <br />c lassi fications are identified in the CiO; of Ramxey 200l (i.:omprehe~sive Plcm. The <br />(~'omprehensive Plan is cun'ently being updated. <br /> <br />The intersection pt' TIt 10/I69 and Alpine Drive NW is an unsignalized.T-intersection. <br />At this location, TH 10/169 is a divided ~bur-[ane highway with a southbound left turn <br />lane and northbound lef~ and right tm-n lanes. The northbound letk turn lane is only used <br />tbs- U-turn movements. Alpine Drive NW is a two-lane east/west running roadw~.ty that <br />termina£cs at TH 10/169. Unmarked lanes for left and right turns are provided. Alpine <br />Drive is stop controlled at the intersection of TH 10/169. The speed limit of Alpine <br />Dr'ire NW is 40 mph. <br /> <br />Nutria Streut at Alpine Drive NW is a T-intersection with three approach legs. At the <br />intersection, Nutria Street is stop-controlled and Alpine Drive has a free movement <br />through the intersection. Ntttria S.ta'eet is a residential stree'c that terminates at Alpine <br />Drive NW. <br /> <br />Alpine Drive NW at A~Tnstrong Boulevard (CSAH 83) is a lbur-legged inl:ersection under <br />2-way stop control on Alpine Drive. Alpine Drive has a single, approach lane on each <br />approach. The speed limit along Armstrong Boulevard (CSAH 83) is 55 mph and has a <br />fi'ce movement in [5oth north and south directions with right turn l~mes and throu~oA~-ie'fi: <br />lanes on both approaches. <br /> <br />The intersection of Armstrong Boulevard (CSAH 83.).and Industry Avenue (CR 116) is a <br />fimr-legged intersection with Industry Avenue stop controlled in the east and westbound <br />directions. The eastbound approach of Indus. try Avenue is a gravel access road and the <br />westbound approach is a 55 mph paved roadway with a dgtit turn lane and ttu'oaglx-left <br />lane.
