Sharp: <br /> <br />We are in receipt of a site plan and building elevations received from RJT Architects <br />dated September 2, 2005. We are also in receipt of a utility, Fading, and drainage plan <br />~rom Plowe Engineering dated September 2, 2005. We offer the following comments <br />regarding your submittal: <br /> <br />General: The site plan is proposing a 16,576 square foot addition to the 'existing <br />()~'~ice/,,varehouse facility located at Lot 1, Block 1 of the A.E.C. Energy Park 3rd <br />Addition, which is generally on the southeast comer of County Road 56 (Ramsey <br />Boulevard) and Sunwood Drive. <br /> <br />Zoning: The site is zoned E-2 Employment Distgict which permits office/warehouse <br />tlSeS, <br /> <br /> "* O <br />Lot Coverage: The site plan proposes total tot coverage of 00¼, which is under the <br />maximum allowable lot coverage of 45 Percent. <br /> <br />Utilities: This facility is currently served by sanitary sewer and water services. No <br />additional service taps are being proposed and the new addition will be served through <br />the existing service connections. Additional SAC and WAC charges will be collected at <br />the time the building permit is issued. These fees will be based upon the additional water <br />use l'?om the building addition. <br /> <br />Setbacks: The required front, rear, and side setbacks for this site are 35 feet, 25 feet, and <br />25 t'eet, respectively. The proposed addition conforms to all setbacks. There is also a 20 <br />tbot parking lot setback, which is satisfied in the proposed site plan. <br /> <br />Architectural Standards' City Code requires that all exterior wails shall be a <br />c¢)mbination o~' face brick., stucco, glass, or natural stone.
