The addition closely matches the <br />materials and style of the existing building. <br /> <br />Waste Storage: Your application is deficient of a site plan indicating the location of <br />waste receptacles or garbage bins. Please submit a revised site elan indicatin~ the <br />location and rvpe of waste storage on the site. <br /> <br />Off-Street Parking - Spaces Required: Seventeen additional spaces are required to <br />satisfy the parking requirements for the addition. The submitted site plans show 35 <br />additional stalls, which exceeds the number of required spaces. Proof of parking spots is <br />sufficient for the addition, as indicated on the site ptan. <br /> <br />Lighting: it does not appear that any additional site lighting is being proposed. However, <br />if wall pack lighting units are to be installed on the new building addition, the applicant is <br />advised thor the city has adopted jpecifications relating to commercial lighting standards. <br />Any lighting used to illuminate an off-street parking area, sign, or structure, shall be <br />arranged to defle~t away from adjoining public street. Please submit a revised site plan to <br />indicate the locations and a diagram with specifications of ali additional li~ht, in~ on the <br />site, if any is proposed. <br /> <br />Landscaping Plan: City Code requires one (1) additional tree for every 1,.000 square feet <br />of building expansion. The proposed expansion is roughly 16,000 square feet, .which <br />would require sixteen (16) additional trees. Due to the existing landscaping on site, plus <br />the plantings along the eastern boundary of the property, it is Staff's opinion that sixteen <br />(16) new trees are not reasonable. <br /> <br />The landscaping plan, dated September 9, 2005, includes four (4) ornamental trees and <br />fifty-seven (57) shrubs. Species and size are }~oth acceptable. Between the existing <br />landscaping and the additional plantings, Staff believes that this landscaping pian is <br />acceptable. However, if any pruning is necessary, the cuts should be made at the branch <br />bark collar, nc~t flush with the bark. Furthermore, when the plants are installed, the root <br />flare should be at grade level. <br /> <br />Tree Preservation: Other than the plantings that were installed as part of the original <br />construction, there are no other areas of significant trees. Therefore, no tree preservation <br />plan is necessary.' <br /> <br />Drainage and Grading:-The proposed building addition will add additional impervious <br />area to the site. Calculations must be submitted verifying that the capacity of the storm <br />sewer located 'on the southeast corner of the site is adequate to handle the increased <br />runoff created from this addition. <br /> <br />Access: The proposed site plan shows two access points on Sunwood Drive.
