Norman, <br /> <br />We would tike to thank you for including us in the i'eview of the Pulte Homes Sommerset <br />Station Subdivision EAW. We have reviewed the document with highway and park staff. <br />Our comments are as followed: <br /> <br />The project developer and city should follow the guidelines of the AnQka County <br />Highway Department Development Review Process Manual, dated December <br />2003. The manual can be found online at www.co.arioka.mn.us under the <br />Highway Department's link. <br /> <br />Our Traffic Engineering Manager, Jane Rose will address further comments on <br />the preliminary plat in another letter. <br /> <br />We would request the city use the Metropolitan Council's Traffic Model, or the <br />County Traffic Model (based on the Metro Council Model) to project future <br />traffic. With thb trends occurring in the region we question the trip generation <br />numbers provided in the EAW. <br /> <br />As an example, the Metro Council's Travel Behavior Inventory numbers for <br />Anoka CountY show an average of 12.3 trips per single-family home are <br />generated from homes in our area. We have found these numbers to be a better <br />representation of the trends occurring in the area. <br /> <br />We request that there be a full discussion of traffic impacts prior to any final <br />approvals. Our data shows much greater impact from traffic generated by this <br />development. We have serious concerns about the impacts on the County <br />Highway System. <br /> <br /> <br />
