The developer is welcome to access the County's model for more accurate data. <br />Of course, Ivletro Council's model is also available. <br /> <br />In regards to section 21 of the traffic study, the EAW should consider the <br />cumulative impact it will have on the roadway system with other developments <br />occurring in the area, i.e. Brookfield Addition and the Sweetbay Ridge <br />Development. These projects should not be considered in a vacuum; rather they <br />will all share the same roads at about the same time based on the proposed <br />development timing of each project. <br /> <br />Cumulative impacts should be considered now. These issues can also be <br />addressed through use of th~ County's or Metro CoUncil's Traffic Model for <br />current and future traffic scenarios. <br /> <br />The development should be staged until an interchange is built at TH 10. Staging <br />should only allow enough development for the existing roads to handle.. Capacity <br />points in time can be decided through use of the traffic models mentioned. <br /> <br />The development should consider the proposed Anoka County Mississippi River <br />Regional Trail. The trail would run south of Highway 10 along the north side of <br />the Mississippi River. Connectivity would be made along CR 56 (Ramsey Blvd) <br />to the existing trail running along CR 116 (Bunker Lake Blvd) ending at CSAH <br />83 (Armstrong Blvd). Attached is a location map of the proposed trail system in <br />the City of Ramsey. <br /> <br />We appreciate the opportunity to be involved with projects, such as the Puke Homes. <br />However, we remain concerned about traffic impacts and again, would request these <br />issues be mitigated through staging efforts or other development controls in order to <br />allow the County Highway system to operate safely.
