Chairperson Nixt stated that he would see no reason to deviate to a PUD if the remainder of the <br />site was not going to be another public use. <br /> <br />Case#5 Request for Site Plan Review of Harber Industries; Case of Harber <br /> Industries <br /> <br />Associate Planner Dalnes advised that Harber Industries submitted a site plan for the <br />development of a manufacturing facility on the property located at 6690 Sunwood Drive, on the <br />comer of Bunker Lake Boulevard and Sunwood Drive. <br /> <br />Associate Plam~er Dalnes stated that the property is zoned E-1 Employment District. She <br />indicated that manufacturing is a permitted use in this district, which will be for book binding. <br />She stated that the proposed building conforms to all required setbacks. <br /> <br />Associate Planner Dalnes indicated that the building materials are satisfactory and consist of a <br />variety of materials and textures such as rock, block face, and pre-cast panels. She indicated that <br />the landscaping plan outlines a variety of different types and sizes of trees, and generally <br />conforms to all landscaping requirements. In the City Staff Review Letter there is a <br />recornmendation to increase the variety species. <br /> <br />Associate Planner Dalnes stated that all park dedication, stormwater management, and water and <br />sewer trunk fees will be paid ttzrough the Tax Increment Financing agreement established <br />between the owner of the property and the City of Ramsey. She indicated that City Staff <br />recommends site plan approval contingent upon compliance with City Staff Review Letter dated <br />August 25, 2005. <br /> <br />Chairperson Nixt asked if the applicant has reviewed the Staff Review Letter. <br /> <br />The applicant indicated he has. <br /> <br />Chairperson Nixt noted that there is a potential future issue with the proposed expansion that was <br />noted by Staff, and landscape recommendations. He asked if the applicant has any problems <br />with those comments. <br /> <br />The applicant indicated he does not, and will make the changes recommended by Staff. <br /> <br />The applicant stated if it means they have to reduce the size of the future expansion, they will do <br />that. <br /> <br />Chairperson Nixt stiggested the applicant have color renderings for the City Council meeting. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Van Scoy to recommend that the City <br />Council approve the proposed site plan contingent upon compliance with the City Staff review <br />letter dated August 25, 2005, with color renderings to be provided for the Council. <br /> <br />P12 <br /> <br />Planning Commission/September 1, 2005 <br /> Page 12 of 16 <br /> <br /> <br />
