We offer the following <br />comments: <br /> <br />General: The site plan is proposing a 16,000 square fbot building with a 4,000 square <br />foot mezzanine office area, totaling 20,000 square feet of office and warehousing space. <br />The site is located on the corner of 143~d Street and Limonite Avenue NW, and is Lot 1, <br />Block 2 of the Gateway North Industrial Park subdivision. <br /> <br />Zoning: The site is zoned E-2 Employment. Offices and warehousing facilities are <br />permitted uses within this district. <br /> <br />Lot Coverage: The proposed building will cover 23% of the site, which is under the <br />maximum lot coverage of 45 percent. <br /> <br />Utilities: The proposed building will be served by existing 'sewer and water facilities. <br />There is a 10-foot drainage and utility easement around the interior perimeter of the <br />northern and western property line. <br /> <br />Setbacks: There are minimum front, rear, and side setbacks of 35 feet, 25 feet, and 25 <br />feet, respectively. Additionally, all parking and pavement shall be a minimum of 20 feet <br />from street right-of-way. The proposed building adheres to all required setbacks. <br /> <br />Architectural Standards: Within the E-2 Employment District, all exterior wall finishes <br />shall be face brick, stucco, glass, wood, or natural stone. Specifically designed pre-cast <br />concrete units whose surfaces have been integrally treated with an applied decorative <br />material or texture are also allowed. The proposed building uses primarily two materials: <br />random rib precast, which is permitted by the City Code, and 30 windows. <br /> <br /> <br />
