If any signage is planned, please <br />submit revised plans to reflect such signage. <br /> <br />Off-Street Parking - Spaces Required: The proposed project requires a total of 39 <br />stalls {)~' parking. Every 300 square feet of office space requires 1 stall, for a total of 27 <br />stalls. Every 1,000 square feet of storage/manufacturing area requires 1 space, for a total <br />o~: 12 required 'stalls. Thirty stalls are proposed with an additional 15 stalls as proof 6f <br />parking. <br /> <br />Off-Street Parldng - Design: The site plan indicates that the parking lot will be blacktop <br />with concrete curbs and gutters. <br /> <br />Areas designated ~br the storage of heavy equipment cannot exceed 30 percent of the <br />total site area. This area must be less than 26,000 square feet is size, unless a conditional <br />use permit is granted. Storage of heavy equipment on a Class Five surface is subject to <br />City Council approval. <br /> <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public streets. The submitted lighting plan conforms to City standards <br />if thc bulbs in the exterior light posts are not visine from surrounding properties. <br /> <br />Landscaping: City Code requires one (1) tree per l,O00 sq. ft. of building footprint or <br />one (1) tree per every fifty (50) lineal feet of site perimeter, whichever is ~eater, plus one <br />(I) tree ~'or every ten parking stalls. Furthermore, one shrub per 300 Sq. ft. of building <br />tbotprint or one shrub fbr every thirty (30) lineal feet of site perimeter, whichever is <br />greater, is also required. Therefore, a minimum of twenty-six (26) trees and fifty-three <br />(53) shrubs would be required. <br /> <br />The following comments are offered regarding the landscaping plan dated September 6, <br />2005: <br /> - While the plan lacks the minimum number of required shrubs, it does include a <br /> greater number of trees than is requir.ed and therefore, the overall planting plan is <br /> acceptable. <br /> The black hills spruce tree adjacent to the northwestern most parking stall should <br /> be moved closer to the property line to avoid a possible future conflict with the <br /> lower limbs and a parked veh/cle. <br /> · The size of the blue chip juniper at installation should be two (2) feet in width, not <br /> height, based on the plant's growth characteristics. <br /> · Balled and Burlap trees shall have the w/res removed and burlap cut back as much <br /> as possible. <br /> ° Trees shall be planted so that the root flare is at grade level. <br /> · [f pruning is necessary, the cuts should be made at the branch bark collar, not <br /> [lush with the balk. <br /> · No trees can be installed within fifteen (15) feet ora hydrant. <br /> <br />A t'evised landscaping plan must be submitted that addresses the above stated concerns. <br /> <br />2a <br /> <br /> <br />
