Tree Preservation Plan: A tree inventory and preservation plan must be submitted. The <br />inventory should note the common and Latin name of each tree, the size (DBH) of each <br />tree, and any applicable comments regarding a tree's general conditions.(e.g, dead, <br />diseased etc.). The preservation plan should show where tree save fencing will be <br />installed and said fencing must be in place and approved by the City prior to the <br />commencement of construction. <br /> <br />Drainage and Grading: Please submit a revised drainaae and utility plan. indicating the <br />followina information: <br /> <br />· Soil infbrmation- for runoff/infiltration purposes <br />· Drainage areas <br /> Proposed grades for street and curb along Limonite Street <br />· Catch basin and storm pipe must be install at concrete spillways <br />· Check driveway radii to accommodate semi trucks <br />· Check the possibility of draining west parking lot to the north <br /> Provide at berm along the south property line <br />· Show city details for curb and gutter, minimum paving standards, storm manhole <br />· Provide detail for providing fabric under the apron <br /> <br />The stormwater calculations must be submitted to the Lower Rum River Water <br />Management Organization (LRRWMO) fbr review and approval. A permit must be <br />obtained from the LRRWMO. A NPDS permit is also required. <br /> <br />Access: The site proposes two accesses from Limonite Street. This street is currently <br />unpaved; and will need to be paved with bituminous or concrete, and installation of curb <br />and gutter is required. Other~vise, access cannot be granted from Limonite Street. Please <br />submit a revised site plan indicatin~ the intent to pave and curb Limonite Street for the <br />purposes of gaining access at- the two points indicated. <br /> <br />Ground Cover: The total impervious surface coverage will be 81.2%, leaving 18.8% <br />green space. All unimproved areas must be sodded, except where Class five is indicated. <br />Any alternative to sod will require City Council's approval. Additionally, all landscaped <br />areas are required to have an underground irrigation system. <br /> <br />Waste Storage: Please submit a revised site plan indicating the location of ali dumpsters <br />or garbage.rooms, indoor or outdoor. <br /> <br />Loading Docks: All loading docks shall be at least 50 feet in length. Please submit a <br />revised site plan that indicates this fifty-foot space for the proposed loading dock, <br /> <br />Stormwater Management Fee: All proposed site plans are subject to a stormwater <br />management fee of $3,835 per acre, .for a total of $7,670 due before the issuance of a <br />building permit. <br /> <br />24 <br /> <br /> <br />
