Community Development Director Trudgeon explained this discussion comes up often with the <br />roofing units, and often the color is more of a sky color than matching the building. <br /> <br />Councilmember Elvig indicated he would be in agreement with a color that is reflective of the <br />sky or the building. <br /> <br />Mr. Glease stated this is a reasonable request. <br /> <br />Councilmember Jeffrey noted it appears that the traffic will enter off of 138th Avenue, and he <br />would hope there would not be trucks and semis delivering furniture in the middle of the night. <br /> <br />Councilmember Cook commented this development will block the sound off of Highway 10, <br />which will be a freeway in the future, for the residents. _ <br /> <br />Councilmember Strommen questioned the actual location of the access, as one map is labeled <br />138th Avenue and one is labeled 139th Avenue. <br /> <br />Mr. Glease indicated the drawings are not correct; the correct access location is 139th Lane. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember. Pearson, to approve the <br />proposed site plan contingent upon compliance with City Staff Review Letter dated August 19, <br />2005 and the Developer signing a Development Permit with the City. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case #9: <br /> <br />Request for Site Plan Review of Ramsey Office Condominiums; Case of <br />Amcon Construction, Inc. <br /> <br />Community Development Director Trudgeon indicated Amcon Construction has applied for site <br />plan review to construct two multi-tenant office buildings on the property located on Feldspar <br />Street and 139th Lane, south of Highway 10. This property will house the new offices for <br />.Premier Commercial Partners, wl~lch was displ'aced by the explosion of the Premier building on <br />the north side of Highway 10 earlier this year. The site plan proposes two 6,000 square foot <br />office buildings on. a 1.25 acre lot, to be created as a part of Rivenwick Village 2nd Addition. <br />The site is currently zoned Mixed-Use PUD; as permitted by the MU-PUD District, B-2 <br />Business District standards will be used to evaluate the site plan proposal. Lot coverage for the <br />site plan has been calculated at 22%, which is under the 35% lot coverage allowed by City Code. <br />The proposed site plan meets setback requirements. <br /> <br />Community Development Director Tmdgeon advised City Code restricts building height to 35 <br />feet and exterior wall finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other <br />material as approved by the City Council. The proposed buildings are shown as 25 feet in height <br />at their tallest point. The building elevation plan indicates that material will consist of concrete <br />block and brick, which complies with City Code.
