The first phase has been developed and <br />contains 46 townhome units. Staff understands that the requested revisions to the preliminary <br />plat and site plan area a result of replacing some of the row style units with back-to-back units in <br />the second phase of the development. The second phase of Sunflower Ridge is proposed to <br />contain 37 row houses and 44 back-to-back homes. The net result is a total of 127 units on the <br />entirety of Sunflower Ridge. The property is currently zoned R-2 Medium Density Residential, <br />which allows up to seven units per acre. The net density, exclusive of the .5 acres of wetland is <br />seven traits per acre. <br /> <br />Ms. Frolik advised in accordance with the previously approved preliminary plat and final plat <br />and City Code, the second phase of Sunflower Ridge will be served by two public streets: <br />Iodine, which currently exists, and 154th Avenue NW. All row houses will have access to public <br />streets.
