Additionally, we are in receipt of <br />a grading, drainage, and utility plan submitted by Hakanson, Anders.on on September 16, <br />2005. We offer the following comments: <br /> <br />General: The site plan is proposing a 20,048 square foot, multi-tenant manufacturing, <br />office, and warehouse facility, generally located on the southeast comer of Sunfish Lake <br />BouLevard and Sunfish Lake Court. <br /> <br />The submitted site plan indicates the intention to expand and/or construct an additional <br />building on the site. The future expansion will require separate site plan approval. The <br />current configuration of future expansions is not acceptable as City Code prohibits more <br />than one main b[filding on a lot. The configUration as it is outlined in the current site plan <br />will need to be revised belbre submitting this plan to the City Council for approval. <br />Please submit a revised ~radin~ plan after a reconfi~uration of future expansions. <br /> <br />Zoning: The site is zoned E~I Employment. Manufacturing, warehouses, and offices are <br />permitted uses in this district. Retail uses are permitted in E-1 districts in multi-tenant <br />facilities, but these uses are limited to 20% of the units within the building. <br /> <br />Lot Coverage: The total building coverage is 14%, and conforms to the maximum of <br />45%. <br /> <br />Utilities: The proposed building will be served by existing sewer and water facilities. <br />There is a ten foot drainage and utility easement around the entire per/meter of the two <br />properties. The southern easement on the north property and the northern easement on the <br />southern property will need to be vacated in order to build the proposed building. <br /> <br />42 <br /> <br /> <br />
