Setback,s: The required fkont, rear, and side setbacks are 35 feet, 35 feet, and 20 feet, <br />respectively. The proposed building conforms to all required setbacks. <br /> <br />Architectural Standards: City Code req.uires that all exterior wall finishes shall be <br />stucco, face brick, glass, wood, or natural stone. Specifically designed pre-cast panels <br />with decorative texture or colors are also permitted. The proposed building will be <br />constructed of random rob precast panel and smooth cast-in bands and complies with the <br />architectural standards set/cbrth in City Code. <br /> <br />Waste Storage: All waste must be storage in an enclosed trash.receptacle The site plan <br />indicated the intended location and design of the receptacle. Pleage submit a revised site <br />p{an indicatint~ the materials used in the construction of the trash receptacle. <br /> <br />Off-Street Parking - Design: All parking areas must be paved with bituminous or <br />c~mcrcte surface. Landscaping is required to shade the parking areas and provide an <br />aesthetically pleasing development. One tree is required to be near the outer edge of the <br />parking areas fbr every 10 parking spaces. The submitted landscaping plan conforms to <br />these requirements. <br /> <br />Off-Street Parking - Spaces Required: The submitted site plan indicates 8,000square <br />feet of office space and 12,048 square feet o£ storage space, resulting in the need for 39 <br />stalls of parking. The site plan shows 40 spaces, and meets parking requirements. <br /> <br />Lighting: All lighting fixtures must be positioned as to avoid shining.light on any public <br />stret:ts or neighboring property. The submitted lighting plan conforms to city <br />requirements. Fixture specifications are subject to approval by the City Engineer. <br /> <br />Landscaping: City Code requires one (1) tree per 1,000 sq. ft. of building footprint or <br />one (l) tree per every fifty (50) lineal feet of site perimeter, whichever is greater, plus one <br />(1) tree for every ten parking stalls. Furthermore, one shrub per 300 sq. ft. of building <br />fbotprint or one shrub for every thirty (30) lineal feet of site perimeter, whichever is <br />greater, is also required. However, due to .the configuration of this lot, it seems more <br />appropriate to base the required plantings on building size. Therefore, a rain/mum of <br />twenty-eight (28) trees and sixty-six (66) shrubs will be necessary. <br /> <br /> <br />
