We are also in receipt <br />o t' a Grading, Drainage, and Erosion Control Plan prepared by Plowe Engineering, dated September 15, <br />2005. We offer the ~bllowing comments: <br /> <br />General: The site plan is proposing to develop the first phase of a block that is proposed to contain <br />three office/retail buildings. This first phase will contain a three-story, 51,829-square-foot office <br />building. The subject property is bordered by Sunwood Drive on the south and Sapphire Street on the <br />west. <br /> <br />Zoning: The property is zoned TC-1. The building is proposed to contain a mix of office and retail <br />ttses, which is petrol[ted within this district. It should be noted that City Code allows only one building <br />per lot; either a code revision or a variance will be required before additional buildings can be <br />approved tbr this lot. <br /> <br />got Coverage/Floor Area Ratio: The new lot to be created as part of the Town Center 11th Addition <br />plat will be approximately 4.09 acres (178,554 square feet) in size. The total building footprint for this <br />phase is 17,051 Square feet, which results in a lot coverage of approximately 10%. The TC-1 District <br />requires a Floor Area Ratio (F.A.R.) of 1.0. On this particular lot, the FAR standard would require <br />17g,554 square feet of floor area. The site plan proposes 51,829 square feet of office area, for an FAR <br />of !).3. The final FAR ibr the entire site will need to be calculated when site plans are submitted for the <br />remaining two buildings on the site. . <br /> <br />Setbacks: The Town Center Zoning District has setback standards based on the principle of "build to" <br />lim:s r'ather than traditional setbacks. This is especially important for the front yard since it is typically <br />where the building presentation relationship is to the street. The TC-i District has a front yard setback <br />oZ' 0-5 feet, measured from the building front to the right-of-way (at least 60% of the building fagade <br />retest be within this range).
