Preliminat7 Site Plan Review: Ramsey Professional Center' <br />September 29, 2005 <br />Page 2 of 5 <br /> <br />required front yard setback. There are no specific side and rear yard setbacks. While there is no specific <br />setback requirement for the Sapphire Street frontage, Staff feels this building fa,cade is also meeting the <br />intent of the TC-1 subdistrict requirements. <br /> <br />Grading, Drainage: The scope of the project has changed since the grading, drainage and erosion <br />control plan was submitted. The parking structure on the north side of the building has been removed <br />and will be replaced with surface parking. This plan review looked at the building and the sidewalks <br />along Sunwood Drive and Periodot Street. The' revised grading for the surface parking must be <br />submitted for review. The grading plan must specify top of curb or gutter for existing spot elevations. <br />The landscape element east of' the building appears to be below the top Of curb elevation for Sunwood <br />Drive. This must be revised. Part of the drainage from the parking lot in the reviewed plans is <br />discharged directly to Sapphire Street. The' plans must be revised to capture the drainage and direct it to <br />a storm water treatment device prior to discharge from the site. Stormwater calculations for this site <br />must be submitted to the city, for review and approval. <br /> <br />Utilities: The site will be served with municipal sanitary sewer and water. The connect/on is proposed <br />in Sapphire Street which will be constructed by others. The locations of the services must be <br />coordinated with the street plans~ <br /> <br />Landscaping: The fo[lowing comments are offered regarding the landscaping ~comments are based on <br />the £andscaping Plan dated September 12, 2005): <br /> <br />· Black Spruce, while adaptable to both wet and dry sites, typically does not perform well in an <br /> upland landscape setting. This species should be replaced with another evergreen species such <br /> as White Spruce or Balsam Fir. <br />· There should be at least some shade trees planted in the interior of the parking lot. The planting <br /> area for individual trees should be at least 162 square feet. <br />· The planting schedule states that five (5) Colorado Blue Spruce trees will be installed, yet the <br /> plan only shows four (4).-Please clarify-this discrepancy. <br />· The planting schedule states that 362 junipers will be installed yet the plan shows 395. Please <br /> clarify this discrepancy. <br />· in the southwestern portion of the site, a shrub species other then juniper should be utilized. <br /> This will incorporate a little more diversity into the plan without disrupting the mass plantings <br /> adjacent to the parking area or building. <br />· While the overall number of trees is less than what is required, ~he shrubbery, that is included is <br /> . well above and beyond that which is required and therefore, the overall number of plantings is, <br /> sufficient. <br />· Balled and burlaped trees shall have the wires removed and burlap cut back as much as <br /> possible. <br />· Trees shall be planted so that the root flare is at grade level. <br />· If pruning is necessary, the cuts should be made at the branch bark collar, not flush with the <br /> bark. <br />· Please verify, that no trees will be installed within fifteen (15) feet ora hydrant. <br /> <br />~2 <br /> <br /> <br />
