The site plan is proposing a three-story building that will house <br />office and retail space. Exterior building materials will consist of brick, stone, and stucco. The TCTAC <br />is recommending that you investigate materials other than stucco for the base of the building. Overall, <br />the TCAC was impressed with the architecture of the proposed building, You have indicated that <br />several different colors will be used; please provide color elevations for all sides of the building. These <br />should be available fbr review at the Planning Commission meeting. <br /> <br />The architecture guidelines specifically state that the building should maximize glass openings on <br />building facades, specifically at gound level. The development guidelines recommend a minimum of <br />50% of the total fagade at ground level to include windows and 40% window coverage above ground <br />level, While it appears that the proposed building will meet these requirements, please submit glass <br />coverage calculations so this can be verified. <br /> <br />A 50% brick recommendation has also been incorporated into the development guidelines. Please <br />submit calculations that describe the percentage of brick proposed for the building. <br /> <br />Summary of Design Guidelines: The proposed office build!ng generally meets the Town Center <br />Development Guidelines, with a couple revisions recommended as follows: 1) consider a building <br />material for the base other than stucco, and 2) provide calculations related to glass coverage and brick <br />percentage for the building. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan indicates the refuse receptacles will be stored <br />in doors. <br /> <br />Lighting: Please provide the City with details regarding the lighting that will be on the building.and <br />located in the parking lot for review. City standards require that the luminaire (light source) must not <br />be visible from beyond the property line. The applicant should submit shop drawings of the lighting <br />fixtures for review and approval by the City Engineer. <br /> <br />REU Number: This will be computed when the storm, water calculations are submitted. This number <br />will change when the remaining buildings are constructed. <br /> <br />Development Agreement: As part of the approval by City Council, the applicant will need to enter <br />into a development agreement with City. This agreement, among 'other things, will incorporate <br />relevant items from the Master Development Agreement with Ramsey Town Center LLC that will be <br />obligations for NAU Holdings L.L.C. The Development Agreement will also enumerate the financial <br />sureties needed by the City to allow construction of the project. <br /> <br />64 <br /> <br /> <br />
