We <br />offer the following comments regarding your submirtaJ: <br /> <br />General: The sire plan [s proposing a 16,576 square fodt addition to the existing <br />o~iice/warehouse facility located at Lot l, Block 1 of the A.E.C. Energy Park 3~ <br />Add/r/on, which [s generally on the southeast comer of County Road 56 (Ramsey <br />8outevard) and Sunwood Drive. <br /> <br />Zoning: 'The silo [s zoned, E-2 Employment Distric~ which permits office/warehouse <br />uses. <br /> <br />Lot Coverage: The site plan proposes total lot coverage of 30%, Which is under the. <br />maximun5 allowable [or coverage of ~5 percent. <br /> <br />Utilities: This facility is currently served by sanitary sewer and water services. No <br />additional service raps are being proposed and the new addition will be served through <br />the existing service connections. Additional SAC and WAC charges will be collected at <br />the time the building permit is issued. These fees will be based upon the additional water <br />,xse ~?om the building addition. <br /> <br />Setbacks: The required front, rear, and side setbacks for this site are 35 feet, 25 feet, and <br />1.5 feet, respectively. The proposed addition conforms to all setbacks. <br /> <br />Architectural Standards:' All exterior wails shall be a combination of face brick, stucco,. <br />g.[ass, or natural stone. The building elevations co,btm, to the architectural standards as <br />~ui~rni~ed, provided the addition c~osely matches the materials and st,fie of the existing <br />5uiiding. <br /> <br />-139- <br /> <br /> <br />
