Please submit a revised site olan indicating the
locaion of waste storage on the site.

Off-Street Parking - Design: City. Code requires that trees are planted near parking
areas to provide shade and increase the aesthetic value of the site. One tree is required for
every l0 parking spaces. These trees should be planted near the parking areas so that, at
full maturation, they shade parrs of the parking

Off-Street Parking - Spaces Required: Seventeen additional spaces are required to
satisfy the parking requirements for the addition. The submitted site plans satisfy the
parking requirements in CiU Code, wh/ch requires only 17 additional stalls.

Lighting: It does not appear that any additional site lighting is being proposed. However,
if wail pack lighting units area to be'installed on the new building addition, the applicant
is advised that the city, has adopted specifications re{sting to commercial' lighting
standards. A_ay lighting used to illuminate-an off-street parking area, sign, or structure,
shall be arranged to deflect away from adjoining public street. Please submit a site plan to
indicate the locations and a diagram with specifications of all additional li~htin~ on the
site. if any is rxoposed. -'

Landscaping Plan: Ciw Code required one (1) additional tree for every 1,000 square
feet of building expansion. The proposed expansion is roughly 16,000 square feet, which
would require sixteen (16) additional trees. Due to the existing landscaping on site, plus
the plantings along the eastern boundary of the property, it is Staff's opinion that sixteen
(16) new trees are not reasonable.

The landscaping plan, dated September 9, 2005, includes foul' (4) ornamental trees and
.fifty-seven (57) shrubs. Species and size are both acceptable. Between the existing
landscaping and the additional plantings, Staff believes that this landscaping plan is
acceptable. However, if any pruning is necessarY, the cuts should be made at the branch
bark collar, not flush with the bark. Furthermore, when the plants are installed, the root
flare should be at grade level.

Tree Preservation: Other than the plantings that were-installed as part of the original
construction, there are no other areas of significant trees. Therefore, no tree preservation
plan is necessary.

Drainage and Grading: The proposed building addition will add additional impervious
area to the site. Calculations must be submitted verifying that the capacity of the storm
sewer located on the southeast comer of the site is adequate to handle the increased
runoff created t¥om this addition.

Access: The proposed site plan shows two access points on. Sunwood Drive. The
proposed addition does not change any access points.

-140-
