The subject property is located between Rl'finestone Street <br />and East Town Center Drive, south of East Ramsey Parkway. This subdivision request is being <br />considered along with a site plan review for the Ramsey Professional Center. <br /> <br />Die ~'o[towing items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />?reliminary plat <br />City Staff.Review Letter dated October 6, 2005 <br /> <br />Noti fica tion: <br /> <br />Planning Commission held a public hearing on the preliminary plat at their October 6, 2005 meeting. <br /> <br />Observations: <br /> <br />The preliminary plat is proposing to create one buildable lot and several outlots. The total area of <br />the plat is approximately 18.5 acres. The Ramsey Professional Center is proposed for Lot 1, <br />Stock [; this lot is approximately 4 acres in size and is located in the Town Center TC-1 <br />:~ubdistrict. There is no minimum lot' size in. this district. Minimum lot width is 20 feet, and <br />minimum tot depth is 80 feet. Lot l, Block l, meets these requirements. <br /> <br />?ulotic cight-otZway will be required north of Lot 1 to construct 145t" Avenue across Outlot A. <br />The center line must be offset at least 150 feet from 145th Avenue east of P,.hinestone Street. The <br />right-ot'-ways tbr 145t~ Avenue must line up at Sapphire Street also or be offset at -least 150 ft <br />'The Sapphire Street right-of-way should be extended to East Ramsey Parkway. Thi~ will provide <br />a connection between constructed streets since the schedule for construction of East Town Center <br />dri ye has not been established. This will also eliminate the need to construct an additional street <br /> <br />If a right-of-way cannot be dedicated north of Lot 1, staff is recommending that the parking lot <br />pt'ot)osr:d tbr the Ramsey Professional Center provide a through connection between Rhinestone <br />and Sapphire Streets. It will allow building occupants to use both streets for ingress and egress. <br />['tie end users must anticipate public users passing through the parking lot between these two <br />:~tt-teecs. Dividing the lot into east and west halves without a connection or creating a serpentine <br />connection would not be viewed favorably by the City.
