CASE # <br /> <br />REQUEST FOR PRELIMIrVlARY SITE PLAiN'REVIEW OF <br />RAMSEY PROFESSIONAL CENTER; <br /> CASE OF SHARP AiND ASSOCIATES <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Bac kg r~ und: <br /> <br />Shaz-p and Associates has submitted a site plan to construct a three-story, 51,829-square~foot <br />off'ice/retail building on a portion of Outlot W in Ramsey Town Center Addition. The subject <br />property ts bordered by Sunwood Drive on the south and Sapphire Street on the east. A- <br />subdivision request is being processed along with tb, e site plan review. <br /> <br />Thc following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />0 <br /> <br />Site location map <br />Site plan <br />Landscaping plan <br />Building elevations <br />Grading plan <br />City Staff review letter dated September 29, 2005, revised October 7, 2005 <br /> <br />..Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />This building represents the f'~rst of three office/retail buildings on this block. The proposed lot is <br />approximately 4.09 acres in size, and is located within the Town Center subdistrict TC-[. The <br />proposed office/retail building is a permitted use within this district. City Code requires a Floor <br />Area Ratio (FAR) of 1.0 in the TC-1 District. On this particular lot, the FAR requirement equates <br />to a minimum [77,763 square feet of floor area. The site plan proposes 51,829 square feet of <br />or'rice area, for an FAR of 0.3. The f'mal FAR. for'the entire site will need to be calculated wlien <br />sire plans are submitted for the remaining two buildings on the site. The Planning Commission <br />reviewed the site plan on October 6, 2005, and requested that Staff formulate some options for <br />ac[dressing the FAR issue. <br /> <br /> should be noted that City Code permits only one building per lotl unless a Planned Unit <br />Deve~2pment is approved. Either a code amendment or a variance will be required.before the <br />additional buildings on this lot can be approved. <br /> <br />The Town Center Zoning District establishes setback standards based on the principle of' :'build <br />ko" lines rather than traditional setbacks. The only setback requirement in the TC-1 District is in <br /> <br />-155- <br /> <br /> <br />
