Grading, Drainage: The scope of rte project has changed since the grading, drainage and erosion controi plan was submitted. Stormwater calculations for this sire must be submitted to the city~or ~, review and ar~proval. Staff received a revised ~ading and drainage plan on October 6~ and did not have time to review the plan in preparation of this review [emerl Staff will provide comments on the revised plan at the Council meeting. Utilities: The site will be served with municipal san/taw sewer and Water. The connection is proposed in Sapphire .Street which MU be constructed by others. The locations of the services must be coordinated with the street plans. Landscaping: The fo[lowing comments are offered regarding the revised [andscap~g plan: · Black Spruce, while adaptable to both wet and dry sites, q/pically does not perl:brm wet1 [n an upland landscape setting. Xhis species should be replaced Mth another ever~een species such as White Spruce or Balsam Fir. · A deciduous tree should replace the ever~een in the parking lot island along ~e northern properT/line. · Additional shade ~ees should be incorporated into interior of the parking for. The planting area for individual ~ees should be at least 162 square feet. · The planting schedule states that 362 jumpers will be installed, yet the plan shows only I79. Please clarify this discrepancy. · Addkional si'nmb species should be included for greater diversity. These can be in addition to the junipers or can be ~ed to reduce the number of junipers installed. · Both Red Oak and Blue Beech ~re sensitive ro deicing salt. spray and accumulations of deicing salt in ~rhe soil.
