The proposed development is. <br />consistent with the traffic modeling system used as part of the AUA_R. analysis, P,,egional road <br />improvements to facilitate the whole Ramsey Town Center development have been agreed upon and <br />have already begun construction. This proposed development does not generate more traffic than was <br />~mdcipated. <br /> <br />Building Height: The TC-i District requires buildings to be 2-5 stories in laei~-~t. The proposed office <br />building is 3 stories and therefore meets the height requirements.. <br /> <br />i?arMng Standards: City Code states that.office uses within the Town Center are required to pro.vide a <br />minimum of 3 parking stalls per 1,000 square feet, and that retaiI uses must provide '4 parking spaces <br />per 1,01)0 ~'eet. With a proposed fi,000 square feet of retaiI use and 45,829 square feet of office space, <br />City C,~de requires a total of 16i parking spaces for this bttilding (137 for the office portion and 24 for <br />:~he retail portion), t_39 parking spaces are provided on-site, in addition to 20 on-s~e._et spaces.
