The following c~mments are <br />offered in relation to the Town Center Development Guidelines: <br /> <br />Public Re~im/$rreersc~pe; Tat site plan shows two recessed ~laza-Wpe areas along the Sunwood Drive <br />frontage, which_ axe Ngkiy ~ncouraged by the Town Center Development Guidelines. Additional detail on these <br />areas shm3td be provided during final site plan review. <br /> <br />Site Oeve/.opment: The site pi'an is meeting the land use and building placement standards established <br />in the Town Center Guidelines. Tnt building is providing a ve~ical mix of uses, a zero lot line setback <br />aiong Sunwood Drive, shared parking, a sufficient number of parroting stalls, recessed gathering spaces, <br />and parking lot desi~ ~djacent to accessory streets. <br /> <br />Architecture: In accordance .with stated goals of the Town Center Development Guidelines, detailed <br />elevations regarding architecture for the building kayo been provided. Tnt TC-I District requires <br />buildings to be 2-5 stories in height. The site plan is proposing a three,story building that will house <br />office and retail space. Exterior building materials will consist of brick, stone, and stucco. The TCTAC <br />is recommending thai you investigate materials other than stucco for the base of the building. Overall, <br />the TCAC was impressed with the architecture of ~e proposed building. You hav. e indicated that <br />several digerenr colors will be used; please provide color elevations for all sides of the building. These <br />should be available for review a~ the Ptarming Commission meeting. <br /> <br />The architecru~e guide{tries specifically state t~at the building should maximize glass openings on <br />building facades, specibcally at ~ound level. The development gtfidetines recommend a m/n/mum of' <br />50% of the total fagade at g-round level, to include' windows and 40% window coverage above .ground <br />level.
