Minimum Standards <br /> Parking in The COR is intended to be shared to the greatest extent practicable in all mixed-use areas. <br /> The parking standards are intended to provide a practical basis for providing adequate parking within <br /> the COR District through a careful analysis of uses, shared parking arrangements, use of public street <br /> parking and reduction allowances for the proximity to the transit station.A parking plan has been <br /> prepared to identify the planned number, location, sharing arrangements and public use (see Figure 4: <br /> Streetscape Master Plan and Figure 5: Parking District Map).The parking plan provides information that <br /> can be used to help address longer term parking arrangements where the possibility of use conversion <br /> or building expansion exists. Parking shall be provided under any of the following arrangements: <br /> A. No parking shall be located between the front of the principal structure and the street on <br /> parcels abutting Destination and Downtown streets in COR1. <br /> B. Not more than fifty(50%) percent of the parking shall be located in front of the principal <br /> structure and the street on parcels abutting Arterial, Parkway, Connector and Local streets. <br /> 1. In the COR2 district, developments may be allowed more than fifty(50%) percent <br /> parking in the front yard, provided all other design standards have been met, including <br /> the use of a wall, railing, hedge or combination to create a street edge and screen <br /> parking. <br /> C. Wherever a surface parking area faces a street frontage, such frontage shall be screened with a <br /> decorative wall, railing, hedge, or a combination of these elements,to a minimum height of <br /> three feet(3') and a maximum height of four and one-half feet(41/2') above the level of the <br /> parking lot, at the build-to line required for the property.
