Motion by Chairperson Nixt, seconded by Commissioner Brauer to close the public hearing at <br />7:1 0 p.m. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Shepherd, Van Scoy, <br />and Watson. Voting No: None. Absent: Commissioners Johnson and Levine. <br /> <br />Commission Business <br /> <br />Commissioner Van Scoy asked if there is a definition of a nursery in the code. <br /> <br />Assistant Community Development Director Frolik stated that it only says if the nursery includes <br />a building, it requires a conditional use permit. <br /> <br />Chairperson Nixt stated he is generally in favor of this, with the only condition being that the <br />applicant be required to remove material from Green Valley Road associated with these materials <br />being transported to and from the site. <br /> <br />Commissioner Van Scoy asked if there are any concerns with an increase in traffic resulting from <br />these additional products being offered for sale. <br /> <br />Chairperson Nixt noted that there are no persons from the neighboring residential area here to <br />state their opposition. Also, this facility is located on a major county road and he does not see it <br /> inconsistent with nursery sales that are currently taking place. <br /> <br />Chairperson Nixt asked the applicant if the bulk of their sales are wholesale, off-site sales. <br /> <br />13md Rowe, representing Green Valley Greenhouse, stated that was correct. He indicated they <br />usc: 10 to 26 feet box trucks to deliver their materials. <br /> <br />Chairperson Nixt asked how many extra trips per day have resulted from the sale of landscape <br />materials. <br /> <br />Mr. Rowe indicated that it has not added very many. He stated it is mainly designed for the do- <br />it~yourscI/~r who needs a pick-up full. He indicated if someone needs more than that, it is taken <br />directly from their supplier to the user's location. <br /> <br />Chai rperson Nixt verified that the greenhouse will not be a commercial supplier of product. <br /> <br />Mr. Rowe indicated that is correct; they only sell a small scoop or two at a time from the site. <br /> <br />Commissioner Van Scoy asked if there is room for a turn-around with a trailer. <br /> <br />[vlr.
