Gcnc Shcllrud, GM Homes, indicated he would request a PUD for the entire development. He <br />stated that when he originally purchased some of this land, and made a first proposal to Staff, it <br />was determined that some of this land was going to be set aside for possible negotiations with the <br />School District for another school. <br /> <br />M r. Shclh'ud indicated that he has a street around the project that would be accessible to a school <br />or other commercial business. <br /> <br />Chairperson Nixt asked if the development would continue to gain access off Nowthen <br />Boulevard at the northwest corner where the Dental Clinic is located. <br /> <br />Mr. Shcllrud stated if the Dental Clinic does become part of this development, that access will no <br />longer be needed and the corner would be re-designed to show residential units. <br /> <br />Chairperson Nixt asked if that would provide access for the cul-de-sac so it could be shortened. <br /> <br />M~'. Shellrud indicated it would; the cul-de-sac was put there at Staff's request. He stated it <br />should be labeled temporary because it will eventually line up with Nowthen Boulevard. <br /> <br />Jcm~il~cr Asmussen, 15029 Helium Street, stated that where the developer is proposing to bring <br />thc street through, there is a cul-de-sac. She indicated they do not have through roads now; there <br />only access out is County Road 5. She does not understand why this development needs so many <br />access points and has to go through their neighborhood. <br /> <br />Clmirpcrson Nixt asked what the egress is to the east, between lots 32 and 33. <br /> <br />Associate Planner Geisler stated that would be a temporary cul-de-sac. She indicated the idea is <br />it would eventually connect to 152nd Avenue. <br /> <br />Chairperson Nixt asked where the exit between lots 26 and 27 connects. <br /> <br />Associalc Planner Geisler stated it comes out to Geranium Street via 152nd Lane then to Alpine <br />Drive. <br /> <br />Chairperson Nixt indicated that he thinks they need to keep an access to Nowthen Boulevard, and <br />he would prefer to reconfigure it from the Dental Clinic. He stated he can see needing one access <br />to Alpine, but he does not know if an access to Helium Street does much if they keep the access <br />[o Alpine. He indicated that the access to 152nd Avenue seems reasonable. <br /> <br />Corn nissioner Shepherd asked how likely the access is to 152~d Avenue, since the City does not <br />have thc needed property now. <br /> <br />Associate Planner Geisler stated Staff is recommending a stub street to connect at some point in <br />thc f'utm'c. <br /> <br />Planning Commission/September 1, 2005 <br /> Page 8 of 15 <br /> <br /> <br />
