Chairperson Nixt indicated there is an access on 152nd Avenue to County Road 47, and 152nd <br />[Jane to Alpine. He questioned if they needed two access points here. He stated he would prefer <br />to get to a major arterial road rather than go through other neighborhoods. He indicated he does <br />not know if he is in favor of a PUD. <br /> <br />Commissioner Van Scoy asked what the difference is between the proposed lots and the <br />requirelncnts. <br /> <br />Mr. Shclh'ud indicated they are 75 feet wide, rather than 80. <br /> <br />Chairperson Nixt indicated he would be in favor of keeping homes next to the adjacent single- <br />family homes standard lot size, and moving the density to the north side with maybe detached <br />~t O'vvl] hom cs. <br /> <br />Mr. Shellrud provided a handout on the homes they would propose to build, showing the <br />elevation and what is standard on the houses. <br /> <br />City I.;nginecr Linton indicated that concerning access points, the second access on 152nd Lane <br />would be desirable. He stated without it there would be two cul-de-sacs back to back. He <br />indicated Staff's preference is to connect the neighborhoods. He added if the street does not push <br />through to Helium Street, the developer would lose the last two lots. <br /> <br />Commissioner Watson asked if the cul-de-sac is over 600 feet. <br /> <br />City Engineer Linton indicated it is. He stated this would require phasing until the street goes <br />through, or forego building on the last two lots until there is access to Nowthen Boulevard. <br /> <br />Commissioner Watson asked what the retail value would be for the homes. <br /> <br />Mr. Shclh'ud indicated they would be from $225,000 to $325,000. He stated each home fits on a <br />50 foot wide pad. He indicated that even on a 70 foot lot that still allows 20 feet between homes. <br />I[c added that each home includes a three car garage as well. <br /> <br />Ctmm~issioner Brauer asked what they were getting for the PUD, or if it just allows more density. <br /> <br />Chairperson Nixt indicated a PUD is a permitted district. <br /> <br />Commissioner Brauer agreed, but stated he has voiced a concern before about using a PUD just <br />[~or ~norc density. <br /> <br />Chairperson indicated his comments would be to stage development, provide access to Alpine, <br />clt~se thc northwest corner access to Nowthen, and he would prefer to see the east side access be <br />152~° Avcnue. <br /> <br />Planning Commission/September 1, 2005 <br /> Page 9 of 15 <br /> <br /> <br />
