A:~soci ate Planner 'Wald stated the sketch plan is providing several different types of residential <br />milt styles throughout the development. The. unit types include small lot single family, with 66- <br />f~>ot wide lots, court homes, row house town_homes, and apartment facilities. <br /> <br />A,~;sociat:c Pla~mer Wald reviewed that approxi'mately 98 acres of the total 190 acre site is <br />prop()sing to be developed with residential units for a net densitY of approximately 8.0 units per~ <br /> She indicated Staff'will need to determine density over the 'entire plat 'as part of the <br /> in.!:,.'y plat process. <br /> <br />Associate Planner Wald explained the concept plan iS prOviding a major north/south street <br />c'o~mection through'the development to Alpine Drive. She stated Staff would suggest that the developer continue to <br />lo~k ~rt how to provide a stronger east/west donnection-throughout the development. She <br />indicated the subdivision is subject to an Environmental-Assessment Worksheet Which will <br />~ ddress in great detaiI tranSportation, ' water quality,, and anY. envLr$-nmei~tal' issues. Tho EAV¢' has <br />be~:n initiated and' it is anticipated that' during prelimin-ary plat review baseline information <br />completed fi>r the EATM will be available.-. She indicated the sketch plan is showing how the <br />cxceptio, piece could be'developed and integrated into the pt:oject area. <br /> <br />As~';ociate Dlam~er Wald advised the' City Council recently initiated a master planning Study f6r <br />the area located west of Town. Center, which includes the Pulte property~ She' stated the City <br />retained the services of a team of architects to complete the master planning study Lq, ~i timely <br />manner. She indicated Staff has met several times with the master p!arming architects-to work <br />through s~)mc preliminary concept plans specifically related to the Pulte property. ' <br /> <br />Associate Planner Wald explained the sketch plan process is intended to provide' the developer <br />with general feedback and direction regarding a proposed subdivision.. She .stated that upon <br />:'r~'ceiving Jbedback from the Planning Commisslon and City Council, it' is" iip tO th~ deYel0Pe~: tO'" <br />decide when to proceed to preliminary plat and how to incorporate receivdd'feedback.
