R~off from this site was included in the sizing of ~e outlet pipe. Runoff Il'om this site must be limited to the rates used in sizing the outlet pipe. Utilities: All lots are proposed to be served by municipal sewer and Water. Ail lots are proposed to be served by municipal' sewer and w/tter. The plans show extension of; sewer and ~vater to the plat limits in conformance with city code. 'FI~c storm sewer in Block' 14 must be revised tO pr0vi'de treatment of water from .the stret:t prior to discharge to the wetland. The plan-currently shows discharge of street drainage directly to the wetland. Streets and Access: The project is' proposing a Combination of public and private streets. Connection will be made on the east at the intersection of Bunker Lake Boulevard and Armstrong Boulevard. Bunker Lake Boulev&rd ·will extend across the site and connect with Puma Street on the west side of the site. BUnker Lake B0uleYard Will be a city street. at the ti~ne of construction and may be turned over to the C6hnty in the futurei Puma street must be paved between Bunker Lake B6ulevard and Alpine Drive. Several of the intersections of private drives with ttie publi'&'street in Block 7 'must be moved to align the entrances from both sides of the streets or to proyid'e 150 feet between centcrlines. Most of the private drives are Over 200 feet' arid will recfulfe~turn around' ' ~hatures fbr emergency vehicles. Several are' ·over the 600' ft':limit' for cul-de-sacs, comtections must be provided to reduce the maximum length. Vcriffy that all intersections meet this requirement. - Wethmds: The submitq:ed plans show 13.96 acres as'delineated wetlands'with 0;69 acres ol:' wetland filling .and 0.79 acres of Wetland mitigation. The mitigation area should be increased to 2 times the filled area. The filling and mitigation plans' must be approved by thc LRRWMO. The phasing plans show the wetland fill- area as Phase II work while the mitigattion area is adjacent to the Phase 1 area.
